One Commerce Plaza
This 20-story building, which offers 43,000 SF per floor, required upgrades to its entire heating, ventilating and air-conditioning infrastructure. Rehabilitation was undertaken on a floor-by-floor basis and generally included total demolition followed by installation of a new VAV heating and air-conditioning system. We designed a complement of 13 modular-type gas-fired boilers for installation in the building’s penthouse. Hot water was pumped around the building for use in the new VAV system. The existing 3,000 ton air-cooled chiller plant was replaced with new water-cooled chilled water equipment. To accommodate the tenants’ varying cooling needs, the existing chilled water loop was converted to a condenser water loop system. We were also involved with the design of the building’s emergency generators, power upgrades, outdoor air conditioning and machine room cooling.

Greylock Federal Credit Union
HEA provided M/E/P design services for the renovation of a 20,000 square foot vacant space to suit Greylock Federal Credit Union’s Marketing and Insurance Agency Groups. The project included a variable volume and temperature HVAC system as well as a complete fit out of data and communication systems, including electronic grade panelboards for powering of computer workstations.

Stuyvesant Tower
To support the renovation of this 10 story, 170,000 SF office tower, HEA provided M/E/P engineering design, commissioning, and measurement and verification services for the building’s M/E/P systems. A new boiler plant and outside air ventilation systems were designed for the renovated building. Electrical work included upgrades for the fire alarm system, power systems, lighting systems, and fit-outs for floors in phases. The project also included a 4,000-amp switchboard replacement, an emergency generator on the roof level as well as an electric fire pump in the basement.

Bombers Burrito Bar
HEA designed the M/E/P fit-up of a new Bombers Burrito Bar restaurant. The design included an exhaust and make-up air system utilizing under-hood temperature sensors that sense whether cooking equipment is operating. Automated variable speed drives and make-up air fans control energy usage and maximize operational efficiency.
