One Commerce Plaza

This 20-story building, which offers 43,000 SF per floor, required upgrades to its entire heating, ventilating and air-conditioning infrastructure. Rehabilitation was undertaken on a floor-by-floor basis and generally included total demolition followed by the installation of a new VAV heating and air-conditioning system. We designed a complement of 13 modular-type gas-fired boilers for installation in the building’s penthouse. Hot water was pumped around the building for use in the new VAV system. The existing 3,000-ton air-cooled chiller plant was replaced with new water-cooled chilled water equipment. To accommodate the tenants’ varying cooling needs, the existing chilled water loop was converted to a condenser water loop system. We were also involved with the design of the building’s emergency generators, power upgrades, outdoor air conditioning, and machine room cooling.

Stuyvesant Tower

HEA provided engineering, design and commissioning services for the M/E/P systems associated with the $6M renovation of a 170,000 SF, 10-story office tower in Albany, NY. Work included new boiler and chilled water plants as well as a building-wide heat pump loop that serves individual water-source heat pumps that condition the various tenant spaces. High capacity server room HVAC systems were designed and specified for multiple server rooms located throughout the building to ensure owner and tenant IT needs would be met. A central energy recovery ventilator was sized and specified to provide optimum ventilation for each of the building’s 10 floors that could be provided to tenants on behalf of the owner. Electrical work included upgrades for the fire alarm system, power systems and fit-outs for floors in phases. Emergency and normal power systems were designed for the fire pumps and emergency lighting systems. The project also included a 4,000-amp switchboard replacement, new utility feed, transformer replacement, an emergency generator on the roof, and an electric fire pump in the basement.

Notably, HEA also provides on-call M/E/P engineering services to support Stuyvesant Plaza’s property management staff. The plaza, which is adjacent to Stuyvesant Tower, contains over 250,000 SF of retail, restaurant and office spaces. HEA’s assignments have included tenant comfort, system flexibility/restructuring, compressor, electrical, and general HVAC projects.

Balderdash Cellars

This project involved M/E/P design for a new winery production and tasting facility in Richmond, MA. The newly-constructed facility contains a tasting room, barrel room, production space, retail area, commercial kitchen, wine laboratory and office/support spaces. HEA was responsible for the design of all building utilities as well as HVAC, exhaust, power distribution, lighting, fire alarm, and plumbing systems. A dedicated HVAC system was designed for the barrel room to accommodate strict temperature and humidity controls. M/E/P systems for the facility’s production areas and commercial kitchen were also included.

Druthers Restaurant and Bar at Mohawk Harbor

As part of a sweeping economic development initiative in Schenectady, NY, HEA was retained to design the M/E/P systems for a Druthers Restaurant on the ground floor of a new six-story, 295,000 SF mixed-use building. The project is associated with the highly-anticipated Mohawk Harbor development. The new 7,000 SF restaurant includes a bar; commercial kitchen; restaurant seating area; brewery; spaces for dry, refrigerated and frozen food storage; and various support spaces (restrooms, receiving area, offices, storage space, etc.)
