One Commerce Plaza
When General Electric Capital Real Estate took ownership of 99 Washington Avenue, otherwise known as “One Commerce Plaza” in Albany,...
HEA provided M/E/P engineering services associated with the design of two new multi-story office/retail buildings (67,000-sf and 45,000-sf) that were built in conjunction with the highly anticipated Mohawk Harbor economic development initiative in Schenectady, NY. HEA’s services include building systems and utilities for each building’s shell and core spaces as well as multiple tenant fit-ups (commercial, retail and healthcare).
HVAC for the majority of each building’s spaces is provided by rooftop air handling units. Careful coordination with the owner and design team was required to size and locate rooftop curbs for future tenant-provided units, and to locate shafts in areas that would maximize leasable space on each floor. HEA was also responsible for all aspects of utility coordination, electrical design (power, lighting, fire alarms, etc. and plumbing design (water and natural gas service, domestic hot water, DWV, etc.). Notably, the plumbing designs had to account for the fact that each building’s first floor is located above an underground parking garage, which is subject to freezing conditions during the winter.
